Building Envelopes

The ACC may establish a more restrictive "Building Envelope" than the envelope or setback lines shown on the recorded plat or as otherwise required by the applicable zoning authority. In addition, the ACC may control the location and orientation of the house within the Building Envelope. All buildings on the Lot (including any stoops, porches, patios, terraces, etc.) and all swimming pools, tennis courts and similar recreational improvements must be erected within the Building Envelope established by the ACC; provided, however, that docks, piers, boat slips and inland boathouses are exempt from this Building Envelope restriction provided they are approved by the ACC pursuant to Paragraph 2.8 of these Guidelines. Building Envelopes approved by the ACC are cataloged by Lot number and can be downloaded from the website.
